Irvine Terrace

Irvine

Traveling down Pacific Coast Highway approaching the Newport Beach Country Club and Fashion Island, you will discover one of the finest communities in Corona del Mar. Set against the bluffs overlooking Newport Harbor, Balboa Island, and the Pacific Ocean awaits the prestigious Irvine Terrace in all its glory. Before development began in this area, it originally was equestrian dedicated land. There were horse stables, a riding ring, a barn, and pastures that offered horseback riding lessons for locals while enjoying the sweeping views overlooking Newport Harbor and Balboa Island. In the early 1950s, the land ended up in the hands of the Irvine Company in a partnership with Kenneth Schmidt, John MacLeod, and the Macco Company who, ultimately proceeded with development. A very good portion of the homes are situated on terraced lots boasting floor plans that highlight the unobstructed, panoramic views of both Newport Harbor and Balboa Island.

This prime location on the vista with sweeping views of all the spectacular sailboats going in and out of Newport Harbor inspired the developers to base Irvine Terrace with a nautical theme and named all the streets within after some of the most prestigious sailboats in the harbor of a bygone era, including Sea Drift, Serenade, K-Thanga, Chubasco, and Santana, which happened to be Humphrey Bogart’s 55 ft Schooner. Many of these boats in the harbor had belonged to some of the most prominent Newport Beach residents back in the day. Irvine Terrace is within walking distance to the Corona del Mar Village featuring boutique stores and an eclectic collection of fashionable eateries like local favorites like Bandera and The Quiet Woman a staple in the community.

Minutes away from world-class luxury shopping at Fashion Island and Balboa Island is just an easy walk or bike ride away. With approximately 390 custom-built homes set on expansive lots and an overall median price tag of $6.5 million, Irvine Terrace is without a doubt a one-of-a-kind community in Southern California. The streets that sit directly over the bluffs, such as Bayadere Terrace and Dolphin Terrace, have fetched heavy price tags upwards of $10 million. Community amenities include a good-sized park with basketball courts, tennis courts, and a playground. Irvine Terrace is truly a wonderful community to call home.
